Project Monitoring
Solutions 4 Care is able to perform the role of Project Monitor and can represent many of the leading high street lenders, major development lenders, venture capital institutions and specialist construction finance providers. The Project Monitor reports on the development as a whole by reviewing the contract documentation and overseeing the actions of the project team throughout the development process. Successful monitoring of any development relies upon experienced surveyors with a good understanding of procurement, design and construction. The project monitor is able to interrogate valuations and provide details to the funder that funds subject to drawdown are being expended in line with the loan agreement.   Reporting can be formatted to suit individual organisations. We will often be required to inspect on a monthly basis dependant upon the size of the scheme to provide a regular report on progress and quality. It is desirable that as part of any purchase agreement that the role of a project monitor is defined as part of the agreement and that they have the ability to provide some input into the scheme. Typical areas of expertise we are able to provide include:
  • land and property acquisition matters;
  • statutory consents;
  • competency of the Developer, its team and any proposed project management systems;

Capital Allowances & Tax Depreciation
Solutions 4 Care is able to provide advice on a broad range of capital allowances and tax reliefs available against most commercial property transactions, new builds and refurbishment. Our services range from tax planning advice at the inception of projects through to the preparation of detailed capital allowances reports, claims and subsequent negotiations and agreements with HM Revenue & Customs.
